Level 2 Homebuyer Report

Level 2 Home Survey Report

The Home Survey Level 2 (often referred to as a "homebuyer report") is one of the most common options for a standard, non-invasive, house survey.

This type of survey is suitable when buying a conventional house, flat, or bungalow that was built using common building materials and is in reasonable condition. It will provide with information and advice regarding its construction, condition, and repairs.

Level 2 surveys use a 'traffic light' rating system to indicate the condition of the main parts of the property (e.g. windows and doors, roof coverings, electrics, external walls) so you can quickly focus on key areas.

What's included in a Level 2 Survey?

What’s included in a Level 2 Survey?

You will find the report invaluable when assessing whether or not the property is right for you as it will give you detailed information about the property's various elements.

It will help you be an informed buyer with the details of disrepair and other problems that the surveyor considers may affect the value of the property.

It will provide you with information about the location and the local environment to give you a broader understanding of the area.

It will comment on any discrepancies in the Energy Performance Certificate (EPC) assessment to help you plan any future improvements better.

Key features

We aim to provide you with professional advice to:

  •  help you make a reasoned and informed decision when purchasing a property, or when planning for repairs, maintenance or upgrading a property,

  • provide detailed information on the condition of a property,

  • identify defects and deficiencies of a property (although this will not be a definitive list),

  • propose the most probable cause(s) of the defects and deficiencies based on the inspection and the associated implications,

  • suggest courses of action to resolve the defects and deficiencies identified,

  • describe the identifiable risk of potential or hidden defects,

  • help you consider what further advice you should seek before committing to purchasing a property.

For each survey undertaken, Orchard Home Surveys donates £20 from the fee to the Forest of Marston Vale tree planting project. They are a part of the Carbon Neutral Britain carbon offsetting initiative and this allows them to plant another tree in the forest for each survey we do, hopefully for the benefit of the local community for decades to come.
